Below here you can find the frequently asked questions regarding your rental agreement, administration and maintenance for your residence or business premises. Is your question not listed here? We are more than happy to help you. Please contact us through the contact form.

Residence – Rental agreement

Are you interested in one of the homes managed by Compact Real Estate Services? Most of the homes on offer are let via local estate agents and are made available on Funda.

As soon as a home becomes available, Compact Real Estate Services or one of our estate agents decides which of the interested parties will be contacted for a possible viewing.

We use application forms instead of waiting lists. If you are interested in a home, you may register as an interested party using that form. This is free of charge and there are no conditions attached. We will keep the application form and may contact you if a home becomes available.

If you have found a new home, you must register with the municipality where the home is located. You will then be registered in the personal records database of the municipality in question.

You need to inform the municipality of the change of address as from four weeks before but no later than five days after the change of address.

A tenancy agreement may be terminated before the end of the agreed tenancy period only with the landlord’s permission. If you wish to request such premature termination, please fill out the notice form and send it by e-mail to [email protected].

There are costs involved in premature termination of the tenancy agreement, which are payable by the departing tenant. If you agree to those costs in writing, you may be able to leave the home prematurely if a new tenant is found for the home.

In the event of death of your partner or co-tenant, your file must be updated accordingly. Please send a copy of the death certificate to [email protected] to ensure that you are addressed correctly in subsequent communications.

A landlord’s reference is a written form concerning your rent payment track record. You may apply for such a form if you wish to leave your home. The following points are addressed in the reference:

– The amount of your current rent
– Whether there are any rent arrears
– Whether you have timely performed your financial obligations in the past period
– Other issues, such as any nuisance caused to local residents

You may apply for a landlord’s refence at [email protected]. Please clearly state the address and house number in question. We will then send you the reference within a few working days. To protect your privacy, we can use only the contact details that we have on record when sending you the landlord’s reference.

If you wish to terminate the tenancy of your home, please fill out the notice form in its entirety, and date and sign it. If there are two tenants, you must both sign the form. Please observe the notice period stated in your tenancy agreement, which is usually one full calendar month, as from the 1st day of the month.

Step 1

You may give notice of termination using the notice form. Please complete the form and send it to [email protected] or by post to:

Step 2

Within a few working days you will receive confirmation of the termination at the e-mail address you have provided. If the notice of termination is not approved, you will of course also be informed accordingly.

Step 3

On receiving your notice of termination, we will phone you to schedule a pre-inspection. That inspection usually takes place while you are still living in the home.

During the inspection our employee will go round the home with you and point out what may need to be removed or changed. If there are any items (such as floors, window coverings, etc.) that could be offered for sale to the new tenant, the inspector will let you know.

Please note that offering items for sale is possible only if you give permission for your details to be shared with the next tenant. For that purpose you may download the sales form that needs to be signed by both tenants. The form must be present at the final inspection.

Step 4

The final inspection and the handing over of the keys to your home take place in consultation with you on the last or first working day of the month. We will once again inspect the home during the final inspection. The home must be handed over during that inspection in accordance with the agreements made.

Our employee will draw up an inspection report during that final inspection. After the inspection, you will both sign the report and the keys will be handed over. You will be sent a copy of the report at the e-mail address you provided.

Step 5

If the home has been handed over in a good condition, there are no rental arrears and no further agreements have been made with our employee, the deposit will be refunded as soon as possible by transfer to the bank account number we have on record.

Minor maintenance, repairs and replacements arising from normal use of your rented home are payable by the tenant.

Such repairs are regulated by law in the Koninklijk Besluit Kleine Herstellingen (Minor Repairs (Tenant’s Liability) Decree) of 8 April 2003, based on Article 240, Book 7, of the Dutch Civil Code (Minor Repairs). You can download the file below.

Please note that different agreements may have been made in your tenancy agreement in certain cases.

Damage to the shell of your home is covered by the building insurance. This insurance has been taken out by the owner of your rented home.

Unfortunately, leakages or fire can sometimes occur. Before moving into your new home, you yourself should therefore take out third-party insurance, glass insurance and home contents insurance. This is obliged, unless specific other agreements have been made with you in your lease agreement.

Residence – Financial

If the home has been handed over in a good condition, there are no rental arrears and no further agreements have been made with our employee during the final inspection, the deposit will be returned to you as soon as possible by transfer to the bank account number we have on record.

The rent is debited to your account on the first day of the month. If that day is on a weekend, the rent is debited to your account on the next working day.

You many complete a direct debit form for paying the rent. In this form you give your landlord permission to directly debit the rent and any service charges due to your bank account every month.

If your bank account number changes, you must complete the direct debit form again. You may apply for the form by email at [email protected].

Residence – Maintenance

You may be faced with damp problems in your home. It is often assumed that dampness comes from outside. “Rising damp” or “moisture penetration” are then referred to as the cause. But in practice the source of the dampness is often inside the home. Most dampness is what is known as “home moisture”. People, pets and plants, cooking, and drying laundry can produce between 10 and 15 litres of water a day in the house in the form of water vapour.

It is therefore important that you adequately ventilate your home. You should in any event do so in rooms in which people are permanently present, such as the living room. Use the mechanical ventilation and the window vents to do so. It is also important to ventilate spaces that produce a lot of moisture and where people are not permanently present, such as bedrooms, the bathroom and possibly a room where laundry is hung to dry. You may do so by opening a window for half an hour.

If you have a central heating unit in your home, you should periodically check the water pressure in the system to avoid malfunctions. The gauge is usually located near the central heating unit and the pressure should be between 1.0 and 2.0 bar. As soon as the pressure drops below that level, the unit must be repressurised to prevent malfunctioning.

If your radiators are not heating properly, it is likely that they need to be bled. That is a simple job that you can easily do yourself. Please download the information sheet below for the instructions.

Commercial – Rental agreement

You may terminate the tenancy agreement by sending notice of termination by registered post. The notice of termination must be dated and signed, and must state the address of the rented home. Please bear in mind the notice period stated in your tenancy agreement.

Please note that in some cases you must also send the notice of termination to your landlord. That information can be found in the tenancy agreement.

If you wish to make alterations to the leased property, you must request your landlord’s approval. We will assess your request and may make further agreements on the exact details. In order for us to approve the alterations, please supply the following documents:

– a sketch or plan of the current situation;
– a sketch or plan of the proposed alterations;
– an itemised quotation, if any, from the supplier you intend to use; and
– if no quotation is available, a step-by-step plan clearly describing the proposed work.

If, as a tenant of office or business space, you wish to transfer the lease to another party due to the sale, acquisition or change of the legal form of your company, you will need your landlord’s permission. You may then file a substitution request.
