Discretion and integrity – Our extensive real estate portfolio, located exclusively in the Netherlands, consists of more than 650,000 m2 of commercial property and approximately 1,450 residential properties. We are proudly responsible for the correct processing of the annual rental flow from these properties. That responsibility calls for sound processes, which we guarantee by means of an ISO 9001:2015 certification and by making use of Yardi. We furthermore conform to the high standards of conduct in the fields of integrity and corporate social responsibility of Vastgoed Management Nederland (VGM NL). Personal attention and transparency – We stand for service. For both our tenants and our clients. We achieve this by using dedicated teams, short lines of communication and committed employees. We make use of various digital platforms for that purpose, to optimise insight, control and transparency. For ourselves, but especially for our tenants and clients. We lay the foundation in Yardi and complement it by using specific platforms for tenants and suppliers. Together with our clients, we optimise the planning, budgets and costs. Maximum insight is provided by the use of our periodic management reports and real time monitoring features. Wouldn’t you like that too?
We offer property management services throughout the Netherlands. In all cases, those services comprise administrative, commercial and technical management. On request, we can also arrange for financial and project management.
Administrative management – We provide all the administrative services required for the optimal operation of your real estate. This includes the collection of rent and service charges, annual rent indexation, the processing and payment of purchase invoices and credit management. We provide monthly reports in the form of detailed rent statements. We also offer the option of real-time insight into the performance of your real estate by using Yardi.
Commercial management – Our property managers watch over the commercial performance of your real estate. Proactively and continuously staying in touch with your tenants allows us to identity opportunities to optimise the occupancy rate and rental income. In the event of imminent vacancy, we use our extensive network of national and local estate agents to find new tenants for your real estate. We do the same when you wish to sell your real estate. At our quarterly meetings, we take the time to discuss your portfolio in its entirety and to develop a vision together with you.
Technical Management – Structural advice and support during the operational phase of your real estate greatly impact the return. By drawing up long-term maintenance plans and predetermined budgets, we are able to map out the technical condition of your real estate and optimise its maintenance.
Breakdowns and repair requests can be reported to our Service Desk 24/7, which promotes tenant satisfaction. Sound agreements with service and maintenance partners ensure that your tenants are assisted as quickly as possible and that you benefit from our large-scale purchasing advantages for maintenance services and energy. We operate independently and are by no means committed to specific suppliers. That allows us to form an objective opinion and put your interests first at all times.
Other services – In addition to property management, we also supervise large-scale renovations and new developments exclusively for our clients. We can also take financial management off your hands. We then draw up VAT returns and financial statements, among other things. In cooperation with our partners, we can also be of service to you in the fields of accountancy and insurance, or by providing a virtual office with a postal address and telephone service.
